A Hauppauge Industrial Park distribution facility had a parking lot at end of service life — 20-plus years of heavy truck traffic on a base that had never been properly maintained. Widespread alligator cracking, multiple failing catch basins, and a loading dock apron that had deteriorated from daily forklift and delivery truck contact.

The loading dock area was converted from asphalt to concrete — the right material for a zone that sees daily petroleum and hydraulic fluid exposure from delivery vehicles. The parking lot was fully demolished, base rebuilt with heavier aggregate spec for industrial load, and repaved in asphalt at the correct section thickness for the facility's traffic pattern.

Three catch basins were replaced and drainage grades were corrected before any new pavement went down — addressing the standing water problem that had been accelerating the base failure for years.
