Long Island driveways take a beating. Sandy soil shifts underneath them all year — and every winter, freeze-thaw cycles finish the job. Water gets into a small crack, freezes, expands, and by spring what started as a hairline is a pothole or a heave you're navigating around every day.

Whether it's a single residential driveway, a private road through a gated community, or a network of walkways across an HOA property — the problem is the same. A surface that wasn't built correctly doesn't survive Long Island soil and weather. And patching a failing base doesn't fix what's happening underneath it.

We handle driveway and walkway paving across Suffolk County and Nassau County with our own crews and our own equipment. No subcontractors, no handoffs. Sandy soil in areas like Babylon and West Islip shifts under pavement more than dense soil — we account for that in the subbase before the first load of asphalt or concrete goes down.

Every Fiorini driveway project starts with a site walk. These are the four things we assess before we price anything.

Subbase Condition & Drainage Slope

The subbase is what your surface sits on — and it's what determines whether your driveway holds up or heaves. We probe soft spots, assess drainage slope, and determine base depth before we recommend asphalt, concrete, or pavers.

Edge Definition & Curbing

Driveway edges without proper curbing or edge restraints crack and crumble first. We look at existing apron tie-ins, curb conditions, and whether new curbing is needed to hold the surface in place long-term.

Surface Thickness & Traffic Load

A driveway handling daily delivery trucks needs a thicker asphalt section than a standard residential driveway. We ask about your heaviest vehicles and design the surface thickness to match the actual load.

Water Movement & Foundation Risk

Walkways that heave or settle are a liability — and water pooling near your foundation causes bigger problems over time. We set grades that move water away from your structure and keep surfaces level season after season.

Asphalt or Concrete, Which Is Right for Your Long Island Driveway?

Most Long Island driveways are asphalt — and for good reason. Asphalt is more forgiving in freeze-thaw conditions, easier to repair, and less expensive to install. It flexes slightly under load and temperature changes instead of cracking the way rigid surfaces can.

Concrete driveways last longer and require less maintenance over their lifetime — but they cost more upfront, take longer to cure, and are harder to repair cleanly when damage does occur. In coastal areas with significant salt exposure, concrete can deteriorate faster than expected without the right sealing and mix design.

For most residential driveways and HOA applications on Long Island, asphalt is the better value. For higher-load commercial driveways, access roads, or situations where longevity matters more than upfront cost, concrete is worth considering.

We do both — and we'll give you a straight recommendation after a site walk, not based on which one is more profitable for us to install.

Driveway & Walkway Questions, Straight Answers

  • Yes — sandy soil shifts under pavement more than dense soil does. Areas like Babylon and West Islip see this regularly. When the ground moves, your driveway moves with it. That's why proper subbase compaction matters so much on Long Island. A well-graded, compacted base keeps your surface stable even after a hard winter.

  • Water gets into small cracks, freezes, and expands every winter. That turns a hairline crack into a much bigger problem by spring. It happens every year on Long Island. A properly installed surface with correct drainage slows this down significantly. Ignoring small cracks lets the freeze-thaw cycle do more damage each season until the base is compromised.

  • It depends on how much of the surface is damaged and what the subbase looks like underneath. Surface cracks in otherwise sound pavement can often be repaired. But if the base has shifted, soft spots are present, or damage covers a large portion of the surface, replacement is usually the smarter long-term investment. We tell you which one you actually need after a site walk — not based on what's more profitable for us.

  • Yes — HOA and multi-family properties are a significant part of our driveway work on Long Island. We handle private roads, shared driveways, community walkways, and entryway paving. Pavers offer more design flexibility than asphalt or poured concrete and are easier to repair if individual units settle or crack. We also seal existing pavers to protect the surface and prevent sand joint erosion.
