Thin lines running across the surface — sometimes in a pattern that looks like dried mud. Sealing stops water from entering and widening those cracks through rain and temperature changes. Catch cracks at this stage and the base beneath is still protected.

Faded Gray Color

Fresh asphalt is dark. Almost black. When it turns gray, the binder holding the pavement together is drying out. A sealed driveway holds color longer because the sealer blocks UV damage. If your driveway looks washed out, the surface is already vulnerable.

Water Soaks In Instead of Beading Off

Grab a hose and spray your driveway. If water pools and soaks in instead of beading up and rolling off, your existing sealer is gone. A properly sealed surface repels water. When it stops doing that, every rainstorm pushes moisture into your base layer.

When to Seal, and When We Won't Apply It

Sealcoating needs to be applied when surface temperatures are above 50°F and rising, with no rain forecast for at least 24 hours. That window runs from late spring through early fall in Suffolk County. We track the forecast before every job. Apply sealer in the wrong conditions and it won't cure — and a job done wrong means the sealer peels within a season.

We also won't seal a new driveway too early. Fresh asphalt needs 90 days to a year to cure before sealer goes down — sealing too early traps oils in the fresh surface and keeps it soft. We've seen this happen on new driveways in Ronkonkoma and Holbrook where sealing was scheduled too quickly. We'll tell you exactly when your surface is ready.

And we won't over-seal. The right interval is every two to three years — applying too frequently or too thick builds up layers that crack and peel. We apply at the correct coverage rate for your surface condition, not whatever fills the truck.
