A Route 110 corporate campus with a 180-space parking lot serving three tenant businesses had developed significant drainage failures — water pooling in four locations after every rainstorm, pavement delaminating at the edges of patched areas, and ADA spaces that were undersized and had never included van-accessible configuration.

Fiorini phased the project over three days — one section at a time — so all three tenant businesses remained fully accessible throughout. Full milling, three catch basin replacements, drainage grade correction, and new asphalt. ADA layout redesigned to include two van-accessible spaces with correct 8-foot access aisles. Bumper blocks installed at all stalls facing landscaped islands that had taken repeated vehicle damage.
