Fresh asphalt is flexible and dense. Within a year or two, UV rays start breaking down the binder that holds the pavement together. That binder is the glue. Once it weakens, the surface turns gray and brittle — water gets in, cracks form, and the repair bill grows.
Here on Long Island, we deal with something most inland areas don't — a freeze-thaw cycle that hits hard from December through March. Water seeps into surface pores, freezes overnight, expands, and widens cracks from the inside. By spring, what started as a hairline crack in a Hauppauge parking lot can turn into a pothole that swallows a tire.
Salt is the other problem. Suffolk County roads get heavy treatment every winter — and that salt spray travels onto your driveway apron, your commercial lot, your HOA community entrance. Salt breaks down asphalt binders just like UV does, but faster. In summer, asphalt surfaces in Deer Park and Bay Shore can reach 150°F — fuel and oil drips from parked vehicles soak into softened, unsealed pavement and dissolve the binder from below.

Timing Is Everything — Why We Won't Sealcoat in the Wrong Conditions
Sealcoating needs to be applied when surface temperatures are above 50°F and rising, with no rain forecast for at least 24 hours. That window opens in late April and runs through October in Suffolk County. We track the forecast carefully before every job. Apply sealer in the wrong conditions and it won't cure properly — won't bond the way it should — and the job fails within a season.
We also won't sealcoat over new asphalt too early. New pavement needs to cure and oxidize slightly before sealing — typically 90 days to a year after installation. Sealcoating too early traps oils in fresh asphalt and softens the surface. We'll tell you exactly when your new surface is ready for its first application.
The right interval between applications is every three to five years depending on traffic load and sun exposure. Over-sealing — applying too frequently or too thick — builds up layers that crack and peel. We apply at the correct coverage rate, the correct number of coats, and on the correct schedule. Not whatever fills the truck.
