WHY MOST ASPHALT FAILS EARLY
A Lot of Driveways and Parking Lots in Suffolk County Fail Early, Not Because of Bad Asphalt, Because of Bad Prep
Bad preparation is the reason we've repaved driveways in Suffolk County that were only three or four years old. The original installer skipped base work, rushed the compaction, or laid asphalt over unstable subgrade. The surface looked fine for a season or two — then Long Island winters did what they always do to asphalt without a solid foundation underneath.
Every proper asphalt installation starts below the surface. We inspect what's there — old cracked asphalt, compacted gravel, or bare soil. We look at drainage patterns, soft spots, and how water moves across the site. Poor drainage is one of the biggest reasons pavement fails in Suffolk County — water gets under the surface, freezes in winter, and breaks the base apart from below.
We've worked across every soil condition on Long Island — sandy soils near the South Shore that shift under load, clay-heavy soils in Brentwood that hold moisture for weeks after a rainstorm, and fill soil that needs to be dug out entirely and replaced with clean, compacted base material before a single ton of asphalt goes down.
Every step of a Fiorini installation is done in the correct sequence, with the correct equipment, by our own crew. Skip a step or rush a phase and the surface shows it within a season or two. Do it right the first time and it lasts 20 years.

Resurfacing or Full Replacement, How We Decide
The right answer depends on what's happening beneath the surface — not on which option costs more. Here's exactly how we assess it.

HOW IT WORKS
The Fiorini Resurfacing Process, Step by Step
01
Site Assessment
We walk the entire surface before we quote anything. We look at cracking patterns, drainage, soft spots, and edge conditions. Suffolk County soil variability means what looks like a surface problem is sometimes a base problem underneath it. We tell you which one you have.
02
Milling
Our milling machines grind the deteriorated surface down to a consistent depth — typically 1.5 to 2 inches. This removes the failed surface layer and creates a clean, rough profile for the new asphalt to bond to. Skipping this step means the overlay won't adhere properly. We don't skip it.
03
Base Repair & Edge Work
Before the new asphalt goes down, we address any soft spots, edge crumbling, or drainage issues identified during the assessment. Base repairs done now cost a fraction of what they cost after the overlay is already down.
04
Overlay & Compaction
Hot-mix asphalt is laid at the correct depth for the traffic load, rolled in multiple passes for proper compaction, and finished with clean, tight edges. The surface cures within 24-48 hours depending on temperature and sun exposure. We give you a clear, honest timeline before we leave.
Why the Milling Step Is Non-Negotiable on Long Island
The most common shortcut in asphalt resurfacing is skipping the mill and laying the overlay directly over the old surface. It looks the same when it's done. It fails within a season or two.
Without milling, the new asphalt layer has nothing to mechanically bond to. The old surface is oxidized, smooth, and contaminated with oil, water, and debris. The overlay sits on top rather than bonding to it — and Long Island's freeze-thaw cycles delaminate it from the surface below within a winter or two.
Milling also allows us to restore the correct drainage slope across the surface. An unmilled overlay follows the grade of the old pavement — including whatever drainage problems caused the surface to deteriorate in the first place. We reestablish the correct pitch during the milling phase so the new surface drains the way it should.
Every resurfacing job we do includes a full mill. It's not an upgrade you pay extra for. It's how the job gets done.

COMMON QUESTIONS
Asphalt Installation Questions, Straight Answers
Resurfacing works when the base layer is still structurally sound — surface cracking, fading, and minor deterioration with no soft spots or widespread alligator cracking. Full replacement is needed when the base has failed — potholes that keep coming back, soft spots that flex under traffic, or standing water pooling in the same spots after every rain. We tell you which one you actually need after a site walk. Not over the phone, and not based on what generates more work for us.
Milling grinds down the old surface to create a clean, rough profile for the new asphalt to mechanically bond to. Paving over without milling lays new asphalt directly on top of the oxidized, smooth old surface — it looks the same initially but delaminated within a season or two on Long Island where freeze-thaw cycles pull unbonded layers apart. Every resurfacing job we do includes a full mill. It's not optional.
A properly milled and overlaid surface in Suffolk County can last 15-20 years with regular sealcoating and crack filling maintenance. The lifespan depends on traffic load, drainage quality, and how well the base was prepared before the overlay went down. A resurfaced lot with poor drainage will fail faster than the asphalt itself — which is why we address drainage before the overlay goes down.
Most commercial parking lot resurfacing jobs in Suffolk County take one to two days depending on size and scope. The milling typically happens on day one, and the overlay goes down on day one or two. Fresh asphalt needs 24-48 hours before it can handle regular vehicle traffic. We phase the work to minimize downtime for your tenants or customers.
Yes — partial resurfacing of the most deteriorated sections is a common approach for budgeting larger projects over multiple seasons. The key is clean transitions between the new and existing surface so water doesn't infiltrate the edge. We assess the full lot and give you options for phasing the work if that makes sense for your situation and budget.
Yes — but not immediately. New asphalt needs to cure and oxidize slightly before sealcoating — typically 90 days to a year after installation depending on weather conditions and traffic volume. Sealcoating too early can trap oils in the fresh asphalt and soften the surface. We'll tell you exactly when your new surface is ready for its first sealcoat application.
Yes — parking lot striping after resurfacing is part of what we coordinate. We schedule striping once the new asphalt has fully cured — typically a few days after the overlay is complete. ADA-compliant space layout, directional markings, and fire lane striping all handled by the same crew.
