A 14-property gated community in Huntington had private roads and shared driveway approaches that had reached end of service life after 18 years without major attention. Multiple tree-heaved sections on the private roads, two retaining walls on sloped approaches that had started to lean outward, and concrete curbing that had deteriorated at the entry feature.
The HOA board needed the work phased so residents could continue to access their properties throughout — no section closed for more than a few hours at a time.
Fiorini milled and resurfaced the private roads, addressed tree root heaving where it had damaged the base material, stabilized both retaining walls and corrected the drainage that had caused them to lean, repaired concrete curbing at the entry, and repaired damaged pedestrian path sections throughout the community. The full project ran over six days — resident access maintained throughout.
