A Hicksville retail strip serving six tenant businesses had a parking lot that had been sealcoated and patched repeatedly for years — the surface looked maintained from a distance but the base had been deteriorating underneath patched sections for over a decade.
ADA compliance was also a problem — the lot had been striped in the 1990s and had never been updated to include van-accessible spaces or correct access aisle dimensions. The property manager had received a complaint and needed the compliance issues corrected as part of the repaving project.
Fiorini milled the full surface, corrected two catch basins, and repaved with new asphalt. The ADA layout was redesigned from scratch — correct number of accessible spaces for the lot size, two van-accessible spaces with correct 8-foot access aisles, and ISA markings on the pavement surface. The lot was repaved in two phases so the retail tenants stayed open throughout.
