Four Signs Your Retaining Wall Is Failing, and What Happens If You Wait

A failing retaining wall doesn't announce itself until it's already causing damage. These are the signs to watch for — and act on.

Leaning or Tilting

A wall that has started leaning forward is losing its ability to hold the soil behind it. This is the most visible sign of structural failure — and the longer you wait, the more soil pressure builds against a compromised structure. Don't wait for it to fall.

Cracking or Gaps

Horizontal cracks in a concrete wall or gaps appearing between block units mean the wall is moving. Vertical cracks may indicate settling. Either way, water is getting in and freeze-thaw cycles are making it worse every winter.

Water Pooling at the Base

Water pooling near the base of your wall means drainage behind the wall has failed. Hydrostatic pressure — water weight pushing from behind — is one of the leading causes of retaining wall failure on Long Island. It needs to be corrected before the wall gives way.

Soil Pushing Through

Soil visible through gaps or pushing out from behind the wall means the wall is no longer functioning structurally. This stage typically means partial or full reconstruction is needed — and the longer it continues, the more soil and surface damage you're dealing with.

Do Retaining Walls Require a Permit in Suffolk County?

Yes — many retaining walls in Suffolk County require a building permit, especially walls over four feet tall. Local codes vary by town, so requirements depend on exactly where your property sits. The same wall that needs a permit in Huntington may have different requirements in Babylon or Islip.

Why Drainage Is the Most Important Part of Any Retaining Wall Job

A retaining wall without proper drainage behind it is a wall waiting to fail. Hydrostatic pressure — the weight of water-saturated soil pushing from behind — is one of the leading causes of retaining wall failure on Long Island. Long Island winters make it worse. Water gets in, freezes, expands, and pushes against the wall every season.

Every retaining wall we build includes a drainage plan — gravel backfill, weep holes, or a perforated drain pipe behind the wall depending on the soil conditions and the height of the wall. This isn't optional. It's what separates a wall that holds for 30 years from one that starts leaning after three winters.

This commercial property on Long Island's main commercial corridor had a retaining problem that had been getting worse for years — and an original timber wall that had completely rotted through at the base, leaving the slope with no structural support at all.

The wall separated the property's front grade from the public sidewalk. After every significant rain event, soil was washing down the face of the slope and onto the walkway — a liability issue that had already drawn complaints and needed a permanent resolution. The property owner needed a wall that would perform structurally, present professionally on a public-facing commercial frontage, and last decades without the maintenance cycle that had plagued the original timber installation.

Fiorini removed the failed timber wall completely — all posts, walers, and deadman anchors — and excavated to frost-depth for a continuous 18-inch wide concrete footing running the full 68-foot length. Before a single block was set above grade, a drainage pipe was laid and compacted gravel backfill was installed behind the full wall run — because drainage failure is what destroyed the original wall, and addressing it structurally from the footing up is what makes the new wall last.

Five courses of large-format split-face concrete masonry units were set with consistent mortar joints throughout, finished with a solid cap course running the full wall length. The split-face texture presents a clean, professional gray masonry face to the street — appropriate for the commercial corridor's visual standard and built to withstand Long Island's freeze-thaw cycles without joint movement or surface deterioration.

The sidewalk interface was restored cleanly at project close — no disruption to the adjacent public walkway, finished elevation matched exactly to the existing concrete sidewalk grade.
