Land leveling grades and smooths uneven ground so water drains away from structures, driveways, and lawns correctly. In Suffolk County, poor drainage and sloped or sunken soil are among the most common reasons property owners call us.

Suffolk County properties face specific challenges. The soil ranges from sandy loam in coastal communities like Islip and Bay Shore to heavier clay-based soils further inland. Sandy soil drains fast but shifts easily. Clay holds water and expands when wet — which pushes up slabs and destabilizes graded surfaces. Frost heave is another factor. Ground freezes and thaws repeatedly from late November through March, moving soil upward and sideways and undoing grading work that was not done with proper compaction and depth. Soggy Patches and Yellowing Grass

DRAINAGE PROBLEM

In areas like Hauppauge and Brentwood, clay-heavy soil holds moisture far longer than sandy soil closer to the shore. Soggy patches, yellowing grass, bare spots where nothing grows — that's often a drainage issue tied to an uneven surface. Grass roots drown when water pools. No amount of fertilizer fixes a grading problem.

Standing Water That Doesn't Drain Within Hours

GRADE WORKING AGAINST YOU

After a storm, water should move off your property within a few hours. If puddles sit for a day or more in the same spots, your grade is directing water the wrong way. Low spots pull water toward your foundation, your driveway, or your lawn — and that water causes damage over time.

SUBBASE MOVING

Pavement that heaves, cracks along the edges, or sinks near a grade change means the ground underneath isn't stable. Repaving without addressing the grade is how driveways and parking areas fail early. The grade problem has to be corrected before the surface above it is rebuilt.

Water Stains or Dampness on Foundation Walls

GRADE REVERSED

Water stains, damp basement floors, or efflorescence trace back to improper grading around the house. Suffolk County building code requires ground around a structure to slope away from the foundation at a minimum grade. When that slope reverses or flattens over time, water follows it straight to your walls.

Planning New Paving on a Problem Grade

LEVEL FIRST

If the subgrade is not level and properly compacted, asphalt or concrete laid over it will crack, sink, or heave within a few seasons. Land leveling before paving is what separates a surface that lasts 20 years from one that needs attention in three.

Site Evaluation

We walk the property and identify low spots, high ridges, and drainage patterns. Standing water locations noted. Soil type assessed — we look for clay pockets in the subgrade that affect how drainage behaves beneath the visible surface.

Grade Calculation

We determine the correct slope needed to move water away from your foundation, driveway, or lawn. Cut and fill quantities calculated. Properties near wetland buffers or tidal areas in towns like Babylon or Smithtown — regulatory drainage requirements factored in at this stage.

Material Removal or Fill

High areas cut down or fill material brought in to raise low spots. For a targeted reslope, only the problem section is adjusted — no unnecessary disturbance to the rest of the property. For a full regrade, the entire work area is addressed in sequence.

Compaction

Soil compacted in lifts so the ground stays stable after work is complete. Frost heave on Long Island moves soil upward and sideways every winter — grading without proper compaction and depth creates a grade that fails by spring thaw. We set grades to hold.

Final Grade Check

Finished surface verified against target grade before equipment leaves. Drainage direction confirmed across the full work area. Water flows away from all structures — the grade check isn't done until we can confirm that.

Do You Need a Full Regrade or Just a Targeted Reslope — How We Call It After a Site Walk

Sometimes one low section is the whole problem and a targeted reslope fixes it. A driveway edge that's pooling. A single area of lawn that won't drain. A section of a commercial parking lot where standing water has been accelerating pavement deterioration in one zone.

Other times the grade is off across a larger area and a full regrade makes more sense — particularly when water is entering a foundation, when erosion is happening across a full slope, or when a property is being prepared for new paving or construction.

We come out, walk the site, and give you a straight answer. You won't get a full regrade recommendation on a property that a targeted reslope will fix. And you won't get a targeted reslope recommendation on a property that needs the full grade corrected to actually solve the problem.
