It's the preparation: how the base was assessed, how drainage was handled before paving, and whether the pavement section was speced for the actual traffic load the lot carries — not a generic commercial standard.

O'Keefe Court is one of the more technically demanding lot configurations we've worked on — a full condominium parking lot built in a circular donut layout with a single connecting driveway approach, surrounded on all sides by residential buildings with active residents who needed access maintained throughout.

The scope covered the full 41,000 square feet of paved surface — no partial repave, no selective overlay on a failing base. The entire lot was milled to a consistent depth, the base was assessed in sections, and compromised areas were rebuilt with compacted aggregate before any asphalt went down. Traffic lanes received a heavier pavement section than stall areas — 3 inches of surface course over 4 inches of binder course on an 8-inch compacted aggregate base — because the continuous circular traffic pattern in a condominium lot puts disproportionate stress on the lane surfaces compared to stalls.

The donut geometry required careful equipment maneuvering throughout — the paving machine and rollers had to maintain consistent mat thickness on a continuous curve without cold joints or inconsistent compaction. This is where self-performed work matters: our own equipment operators know how to handle non-standard lot geometry. A crew that doesn't work this type of configuration regularly produces visible seams and uneven compaction on curves — problems that show up within one freeze-thaw season.

Phasing kept the interior of the loop accessible throughout. Residents had access to their buildings at all times — no section was fully closed for more than the hours required to lay and compact that section's asphalt.

The finished lot was restriped with fresh line markings and the catch basins were inspected and serviced as part of the project closeout.
