A 48-unit multi-family residential complex in Bay Shore had parking and shared driveway surfaces at end of service life — extensive surface cracking, four failing catch basins, and chronic standing water throughout the complex after any significant rain event.

The drainage problem was the root cause. Clay-heavy South Shore soil had never been properly accounted for in the original pavement design — the catch basin layout and surface grades were inadequate for the moisture conditions at this site.

Fiorini corrected the drainage grade throughout, replaced all four failing catch basins, milled and repaved the full parking area and shared driveways, and installed a paver entry feature at the complex entrance. Phased over five days — resident parking was maintained in the sections not being worked throughout the project.
